Queensland’s property market continues to show strong buyer activity across metropolitan, coastal and regional areas. According to InfoTrack’s Q3 2026 Property Market Update, houses remain the preferred property type, while the Gold Coast dominates residential unit sales and regional Queensland maintains a strong presence in the housing market.
Here are the key trends shaping Queensland’s property landscape.
Houses Remain Queensland’s Top Property Choice
Houses accounted for 59.66% of property purchases in Q3, up from 57.9% in the previous quarter.
Residential strata properties represented 24.75% of purchases, while vacant land accounted for 15.59%. Although vacant land purchases declined from 17.6% in Q2, Queensland’s share remained nearly double that of New South Wales (7.58%).
These figures highlight Queensland buyers’ continued preference for detached housing and the significant role vacant land plays in the state’s property market.
Gold Coast Dominates Residential Unit Sales
The Gold Coast continues to lead Queensland’s residential unit market, with seven of the top ten suburbs located in the region.
Surfers Paradise secured the top position, recording approximately 43% more unit sales than Broadbeach and more than four times the volume of Brisbane City.
Southport ranked third, while Labrador, Varsity Lakes and Coolangatta entered the top ten.
Meanwhile, Maroochydore climbed from ninth to fifth place, highlighting continued interest in Sunshine Coast apartment living amid ongoing city centre development.
Regional Queensland and Growth Corridors Gain Attention
Unlike the unit market, house sales were distributed more evenly across Queensland.
Morayfield topped the rankings, followed by Redbank Plains and Kirwan. Other growth corridors, including Caboolture, Springfield Lakes and Pimpama, also featured prominently.
Notably, four regional suburbs—Kirwan, Maryborough, Gracemere and Emerald—secured places in the top ten.
With affordability remaining an important consideration, these results suggest buyers are looking beyond Brisbane’s established suburbs and exploring opportunities in outer metropolitan and regional locations.
